So you have an existing
home loan that you are resigned to paying off little by
little for years into the future. Short of selling your
house there is not much you can do to improve your cash
flows - right? Wrong! There are methods and people out
there who are willing and looking to help you. This is
where remortgaging your loan can help.
The method behind this is simple. Every home loan agency
- be it a bank, a building society, a mortgage agency or
a money lender offers new loan takers a number of
discounts or sweeteners. You as an old loan customer are
not offered any such thing. If you look around carefully
you will find banks and other loan agencies that are
only too willing to help you pay off your old loan if
you take out a mortgage with them.
As a result, you can easily pay off your high interest
loan and switch to a new mortgage with all its discounts
and lower rates. Simply put - it means that you will
reduce your cash outgo every month. You could also opt
to keep your payments the same but go in for a larger
loan amount. Either way, you gain.
What about switching charges or redemption fees? All
lenders include a switching charge which you need to pay
if you close the loan pre-maturely. If the difference in
the rates of the new and the old loan is substantial,
you will come out on top even after including the
switching charge. However, you need to calculate this
carefully to be sure. Besides, since you are wiser now,
you should also look at the redemption fees you new loan
agency charges.
There is no limit on how often you can re-mortgage your
loan. We suggest that you look at it once a year to see
if there are better rates that you can take advantage
of. After all even a few pounds saved every month will
add up to a small fortune in a few years.
